Honestly, it feels like this novel can't make up its mind. Is it a light-hearted Regency romp? Is it a semi-gothic? Is it a mystery? It's none of the above, and while it's enjoyable so far as it goes, I wouldn't call it good.
The main characters are attracted to each other initially because of lustus ex machina. It's really not believable. Then the hero engages in some slight sketchiness to get the heroine to notice him, which turned me off. And, Simmons repeats one of her own lines about Frankenstein (for the first occurrence, read The Devil Earl).
The exploration of the house is fun to read, and there is a fairly decent mystery involved. But it just feels like this was pasted together from too many genres - and it's too repetitive and derivative of Simmons' earlier work. I'll finish reading it, that's for sure. But I won't be hanging on to it.
