I only glanced at it for half an hour but it seems up to date and complete--we have come such a long way from Cossman in bootstrapping real estate investments. Still some of the greatest opportunities come from striking up a conversation with the owner of an adjoining property and from crafting a deal that solves the dilemma of the seller. Obtaining good financing may be an ongoing problem as it was even in the salad days of Southern California Savings & Loans (some had 'favored' borrowers). The author is a successful motivational speaker.
